01Why the FHA Loan Exists

The FHA loan was created in 1934, when the housing market had collapsed and almost nobody could buy without half the price in cash. It is not a loan from the government. It is a loan from a regular lender that the Federal Housing Administration insures, and that insurance is what lets your lender say yes on terms the open market would never offer on its own.

3.5% Down

With a 580 score or higher you need 3.5% of the purchase price. On a $300,000 home that is $10,500, and it does not have to be money you saved yourself.

Built for Real Credit

FHA goes as low as 500 with 10% down. Scores in the 500s and 600s get approved every day. There is no penalty rate for having a past.

Room in Your Ratios

FHA tolerates more debt relative to your income than conventional financing does. That often means qualifying for the house you actually want.

100% Gift Funds

Your entire down payment can be a gift from family. FHA does not require you to prove you saved it, only that we can document where it came from.

A Co-Borrower Can Help

A parent or family member can go on the loan without living in the home, and you still keep the 3.5% down payment.

Assumable

A qualified buyer can take over your FHA loan and your interest rate when you sell. In a higher rate market that becomes a real selling point.

Sellers Can Pay 6%

The seller can contribute up to 6% of the sales price toward your closing costs. That is double what many conventional buyers are allowed.

Life Happens

Bankruptcy and foreclosure carry defined waiting periods, not permanent bans. FHA was designed to let people recover and buy again.

One to Four Units

The same 3.5% down works on a duplex, triplex, or fourplex as long as you live in one of the units. There is a whole strategy in that, and it is on chapter 10.

No Income Limits

Unlike many first time buyer programs, FHA does not cap what you are allowed to earn. Making good money does not disqualify you.

BOTTOM LINE

FHA is not a lesser loan. It is a different tool. For the right borrower it is the difference between buying this year and buying in three years.

02Do You Actually Qualify?

FHA qualifying is more forgiving than most people expect, and the reason is simple. FHA is insuring the loan, so the lender is not carrying the risk alone. Here is where you actually stand.

YOUR CREDIT SCOREWHAT IT MEANS FOR YOU
580 and above3.5% down. This is the standard FHA path and where most buyers land.
500 to 57910% down required. Most lenders will not touch this range. I can.
No score at allStill possible. FHA allows non traditional credit built from rent, utilities, phone, and insurance payments.
Below 500Not eligible today. That is a starting point, not a verdict. We build the plan to get you there.

What Else Gets Checked

  • Income you can document, usually with a two year history behind it
  • Debt to income that works. FHA benchmarks 31% for housing and 43% total, and an automated approval can run well into the 50s with strong compensating factors
  • Primary residence only. You have to live in the home
  • A valid Social Security number and lawful residency
  • No delinquent federal debt. Lenders check a database called CAIVRS, and defaulted federal student loans show up there
  • A property that meets FHA standards, covered on chapter 8
MOST LENDERS ADD THEIR OWN RULES

FHA sets the floor, then most lenders stack stricter requirements on top. Those are called overlays, and they are why one lender says no and another says yes on the exact same file. Ask any lender who tells you no whether it is FHA saying no, or them.

REFER IS NOT DENIED

When the automated system does not return an approval, a human underwriter can still review your file by hand. That is called a manual underwrite, and it is where good borrowers with imperfect files get approved. I do them.

03Your Down Payment and Where It Comes From

The down payment is the part that stops most people before they ever call a lender. It is almost always smaller than they think, and it does not have to come out of their own savings.

PURCHASE PRICE3.5% DOWN 580+ score10% DOWN 500 to 579 score
$250,000$8,750$25,000
$300,000$10,500$30,000
$350,000$12,250$35,000
$400,000$14,000$40,000

Where the Money Can Come From

  • Your own savings, checking, or money market
  • A gift from family, an employer, a labor union, or a close friend with a documented interest in you
  • Down payment assistance from a state, city, or nonprofit program
  • A 401k loan or a withdrawal from a retirement account
  • The sale of an asset you own, with a paper trail

What Will Not Work

  • Cash you have been keeping at home. There is no way to source it
  • An unexplained large deposit that appeared last week
  • A loan from a friend that is not documented and secured
  • Money from anyone with an interest in the sale, like the seller, the agent, or the builder

Closing Costs Are a Separate Number

Plan for roughly 2% to 5% of the purchase price in closing costs on top of your down payment. The good news is FHA lets the seller pay up to 6% of the sales price toward them, and a lender credit can cover more. Between the two, plenty of FHA buyers get to the table with close to nothing beyond their down payment.

SEASONED AND SOURCED

Every dollar has to be traceable. Get your money into one account and leave it there for 60 days before you apply, and be ready to document any deposit that is not payroll. Unsourced money is the single most common cause of last minute delays.

04FHA Mortgage Insurance, Explained Honestly

This is the real trade off in an FHA loan, and nobody should put you in one without explaining it. FHA charges two mortgage insurance premiums. They are what pay for the low down payment and the flexible credit standards. It is not a scam, and it is not free.

Upfront MIP

1.75%

Of your base loan amount, charged one time. It is almost always financed into the loan, so it is not cash you bring to closing.

Annual MIP

0.55%

Of your loan amount per year, divided by twelve and paid inside your monthly payment. This is the standard figure for most 30 year FHA loans with the minimum down payment.

What That Looks Like on a Real Loan

$300,000 purchase with 3.5% down$289,500 base loan
Upfront MIP at 1.75%, financed into the loan$5,066
Your total loan amount$294,566
Annual MIP at 0.55%, paid monthlyabout $135 per month

How Long You Pay It

YOUR DOWN PAYMENTHOW LONG ANNUAL MIP LASTS
Less than 10%The life of the loan
10% or more11 years
THE PART OTHER GUIDES SKIP

With less than 10% down, FHA mortgage insurance does not fall off when you reach 20% equity the way conventional PMI does. It stays until you refinance out of the loan or pay it off. If anyone tells you otherwise, they are wrong or they are selling.

YOUR EXIT IS A REFINANCE, AND THAT IS FINE

This is a feature, not a trap, as long as you go in knowing it. Buy with FHA now, build equity and rebuild credit, then refinance into a conventional loan with no mortgage insurance. I plan that exit with clients from day one instead of pretending it is not coming.

Premiums shown reflect the FHA schedule effective March 20, 2023. Your exact figures depend on your loan amount, term, and down payment. I confirm your numbers before you commit to anything.

05FHA vs Conventional: The Honest Comparison

This is the question I get more than any other, and the honest answer is that it depends on your credit score and your down payment. Here is the whole picture, including the parts that favor conventional.

CHOOSE FHA IF

Your score is under roughly 680, your down payment is small, your ratios are tight, or you had a credit event in the last few years. The easier approval and better pricing usually outweigh the mortgage insurance.

CHOOSE CONVENTIONAL IF

Your score is roughly 700 or higher and you can put down 5% or more. Your mortgage insurance will cost less and it will eventually come off on its own.

THE CROSSOVER IS REAL, AND IT IS PERSONAL

Conventional mortgage insurance is priced on your credit score. FHA's is not. Somewhere in the high 600s the math flips, and exactly where depends on your score, your down payment, and how long you plan to keep the loan. I run both side by side with your real numbers before you decide, because the answer is different for almost everyone.

06Loan Limits and What They Mean for You

FHA caps how much it will insure, and the cap is set county by county. Expensive counties get higher limits, and the numbers reset every January. The limit is not a limit on what you can buy. It is a limit on what FHA will insure, and there is a difference.

PROPERTYNATIONAL FLOORmost of the countryNATIONAL CEILINGhighest cost counties
One unit single family home$541,287$1,249,125
Two units duplex$693,050$1,599,375
Three units triplex$837,700$1,933,200
Four units fourplex$1,041,125$2,402,625

Limits Go Up for Multi Unit Properties

FHA sets a separate, higher limit for two, three, and four unit homes in every county. If you are considering a duplex or a fourplex you are working with a much larger number than the one unit limit suggests. That matters a great deal for the strategy on chapter 10.

If the Home You Want Is Over the Limit

  • Put more money down so the loan lands under the cap. The limit applies to the loan, not the price
  • Go conventional instead. Conventional limits are higher in almost every county
  • Look one county over. Limits can change significantly across a county line in the same metro
  • Consider a different property. Multi unit limits are higher if the plan supports it
CHECK BEFORE YOU SHOP, NOT AFTER

Knowing your county's limit before you tour homes keeps you from falling for a house your financing cannot reach. It takes me about a minute to pull it for wherever you are looking.

2026 limits from HUD Mortgagee Letter 2025-23, effective for case numbers assigned on or after January 1, 2026. Most counties sit at the floor; higher cost counties fall in between. FHA loan limits are updated every year and take effect in January. Confirm your county's current limit with me before you write an offer.

07Bankruptcy, Foreclosure, and Credit Events

If something went wrong in the last few years, you are probably closer to qualifying than you have been told. FHA has defined waiting periods, and once you are past them the event stops being the story.

WHAT HAPPENEDFHA WAITING PERIOD
Chapter 7 bankruptcy2 years from the discharge date
Chapter 13 bankruptcy12 months of on time plan payments, with the court's written permission. You do not have to wait for the discharge
Foreclosure3 years from the date the title actually transferred, which is often later than you think
Deed in lieu3 years
Short sale3 years
Loan modificationReviewed case by case, generally after 12 months of on time payments

Collections, Charge Offs, and Judgments

  • FHA does not require you to pay off every old collection before you close. That surprises almost everyone
  • Medical collections are generally left out of the analysis entirely
  • When non medical collections add up to $2,000 or more, your lender has to address them, usually by counting a percentage of the balance as a monthly debt, using a documented payment plan, or paying them off
  • Judgments and tax liens usually need a written payment plan with at least three payments already made
  • A defaulted federal student loan is a hard stop until it is resolved, because it flags in CAIVRS
  • Do not start paying off old collections before we talk. Sometimes it helps, sometimes it restarts a clock and hurts you
EXTENUATING CIRCUMSTANCES CAN SHORTEN THE WAIT

A documented one time event genuinely outside your control, like a death in the family, a serious illness, or a layoff, can reduce some of these waiting periods. It has to be documented, and it has to be something that actually happened to you rather than something that happened because of choices. Divorce and taking on too much debt do not qualify on their own.

RECENT MATTERS MORE THAN THE NUMBER

Twelve months of clean, on time payments carries more weight with an underwriter than your score does by itself. If you are not ready today, that is not a rejection. That is the plan we build, and I will tell you exactly what to do and roughly when to call me back.

08What the Home Has to Pass

FHA wants the home to be safe, sound, and secure. An FHA appraiser checks for it, and the standards exist to keep you from buying a house with a serious problem you cannot see. They protect your money, not the lender's.

What the Appraiser Looks For

  • Working heat, electrical, and plumbing
  • A safe water supply and proper sewage or septic
  • A roof with reasonable remaining life
  • No exposed wiring, active leaks, or structural problems
  • Safe and reliable access to the property
  • Proper egress from every bedroom
  • No chipping or peeling paint on homes built before 1978
  • A functioning kitchen, and working appliances that are staying
  • A home that is habitable on the day you close

Why It Matters to You

  • The appraisal doubles as a basic condition check on the home
  • Knowing the standards before you write keeps you from chasing a house that will not pass
  • Items the appraiser flags can usually be negotiated with the seller
  • An agent who has closed FHA deals writes around these realities from the start
  • Most flagged items are minor and fixable, not deal breakers
THE APPRAISAL FOLLOWS YOU, NOT THE LENDER

An FHA appraisal is attached to the FHA case number rather than to the lender, and it stays valid for 180 days. If you change lenders in the middle of a deal, the appraisal transfers with you. You do not pay for it twice, and no lender gets to hold it hostage.

A HOUSE THAT WILL NOT PASS STILL HAS A PATH

If a home needs work to meet the standards, that is exactly what the 203(k) renovation loan is for. You can buy it and finance the repairs in the same loan. See chapter 11.

THE 90 DAY FLIP RULE

FHA will not insure a home that is being resold within 90 days of the seller acquiring it. It exists to stop flipping abuse, and it catches ordinary buyers off guard every day. I check the seller's acquisition date before you get attached to a house.

09FHA Myths, Busted

Bad information about FHA keeps people renting who could have been buying. Let us clear up the big ones.

MYTHFHA is only for first time buyers.

TRUTHThere is no first time buyer requirement anywhere in the program. Anyone who meets the guidelines and will live in the home can use it, and you can use it more than once in a lifetime.

MYTHSellers will not accept an FHA offer.

TRUTHA strong, well written FHA offer closes like any other. That reputation comes from a version of the program that has not existed in decades, and the right agent knows how to present it.

MYTHAn FHA loan means you are buying a bad house.

TRUTHIt is the opposite. FHA's standards are about safety and soundness, the same things a home inspector looks for. They are there to protect the buyer.

MYTHYou are stuck with mortgage insurance forever.

TRUTHYou are stuck with it on that loan. You are not stuck with that loan. Refinancing out once you have equity is a normal, planned move, and we plan it from the beginning.

MYTHFHA loans take longer to close.

TRUTHA complete file closes on a normal timeline, often around 30 days. What slows a loan down is missing documents, not the letters F, H, and A.

MYTHYou need great credit and a big savings account.

TRUTHFHA exists precisely because that standard locked working people out of homeownership. 3.5% down, and the entire down payment can be a gift.

MYTHYou can only ever have one FHA loan.

TRUTHOne at a time is the general rule, but there are real exceptions. Relocating for work beyond a reasonable commute, a family that has outgrown the home, and leaving a jointly owned property can all support a second one.

MYTHFHA loans come with higher interest rates.

TRUTHFHA rates are frequently lower than conventional rates for the same borrower, because the government insurance lowers the lender's risk. The cost of an FHA loan shows up in the mortgage insurance, not usually in the rate.

WEALTH BUILDING

Using the FHA Loan

The FHA loan is not just a way into a house. Used deliberately, it is the cheapest entry into owning income producing property that exists. Here is the play, step by step, with 3.5% down.

MEETLUKE
1

RENTING, 640 SCORE

Luke has about $14,000 saved and a decent but not perfect credit score. Single family payments in his market are tight against his income.

2

BUYS A DUPLEX

He buys a two unit property, lives in one side, and rents the other. His down payment is 3.5%, the same as it would have been on a house.

3

THE TENANT PAYS MOST OF IT

Rent from the other unit covers a large share of the mortgage. Luke lives for less than he was paying to rent.

4

EQUITY AND CREDIT BUILD

Two years of on time payments repair his credit while the loan pays down and the property appreciates.

5

HE MOVES AND KEEPS IT

He buys his next home and holds the duplex. Both units rent now, and the property carries itself with income left over.

6

HE REFINANCES OUT OF MIP

With 20% equity and a repaired score he refinances the duplex to conventional and drops the mortgage insurance entirely.

THE PAYOFF

A LANDLORD BEFORE HE OWNED A HOUSE

Luke owns a rental and a home, and his housing cost went down instead of up.

PURCHASE PRICE$380,000two unit property
HIS DOWN PAYMENT$13,3003.5% of the price
CREDIT SCORE640comfortably inside FHA range
UNITS RENTED1 of 2he lived in the other one

THE TWO KEYS: OCCUPANCY AND UNIT COUNT

You have to live in one of the units as your primary residence. On a three or four unit property, FHA also requires the rental income to cover the payment, a rule called the self sufficiency test. A two unit property is not subject to it, which is why a duplex is usually the easiest place to start.

Luke's story illustrates the strategy. It is not a rate quote, a guarantee, or a promise of results. Your numbers depend on your credit, your market, and the property.

11Beyond the Purchase: Renovate, Refinance, Build

FHA is a family of programs, not a single loan. Most buyers only ever hear about the first one. These are the four that come up most often, and I do all of them.

FHA 203(k) Renovation Loan

Buy a home and finance the repairs in the same loan, underwritten on what the home will be worth after the work is done rather than what it is worth today. Same 3.5% down. This is how you buy the house nobody else can get financed.

  • Limited 203(k): up to $75,000 of non structural work. Kitchens, baths, roofs, flooring, paint, and mechanical systems
  • Standard 203(k): structural work, additions, and full gut renovations. Requires a HUD approved consultant to oversee the project

FHA Streamline Refinance

If you already have an FHA loan and rates come down, this is the fastest way to take advantage of it. Usually no appraisal and no income documentation, because FHA already insures the loan. It has to produce a real benefit to you, which is a rule I happen to like. You also get a partial refund of your original upfront MIP, which lowers the cost of doing it.

FHA Cash Out Refinance

Pull equity out of your home up to 80% of its value, with the same flexible credit standards that make FHA what it is. Useful for consolidating high interest debt, and often available when a conventional cash out is not.

FHA One Time Close Construction

Build new with 3.5% down, one closing, one set of closing costs, and your rate locked before you break ground. No requalifying when the home is finished.

GET THE COMPLETE CONSTRUCTION GUIDE

Building is a bigger topic than one page can hold. My guide Building Your Dream Home walks through FHA, VA, and Conventional One Time Close financing start to finish, including builder approval, the draw process, and a full construction checklist.

12Tips for a Smooth FHA Loan

A good experience comes down to preparation and the people you pick. These five habits make the biggest difference.

  1. Get fully preapproved, not prequalified.

A real preapproval means your income, assets, and credit have been verified and run through underwriting. A prequalification is a guess based on what you said out loud. Sellers know the difference.

  2. Do not move money around.

Transfers between accounts, cash deposits, and money from family that arrives without a gift letter all create work and delay. Get your funds settled before you apply and then leave them alone.

  3. Do not open new credit or make big purchases.

No new accounts, no financed furniture, no new car while you are in process. Even a credit inquiry can move your numbers. Wait until after you close.

  4. Use an agent who has closed FHA deals.

FHA has property standards and a seller contribution structure that a good agent uses to your advantage. One who has not done it will cost you a house.

  5. Answer document requests the same day.

Underwriting will ask for things you already sent, and sometimes the same thing twice. It is normal. Files that move fast are files where the borrower responds fast.

Have These Ready

  • Most recent 30 days of pay stubs
  • W2s and tax returns for the last 2 years
  • Two months of bank statements, all pages
  • Photo ID and Social Security number
  • Your landlord's contact information, or 12 months of cancelled rent checks
  • Bankruptcy, divorce, or child support documents if they apply to you
DON'T SELL, SERVE

The right team treats your file like it is their own. If it ever starts to feel like a sales pitch instead of guidance, that is your signal to find someone who serves you.

What the Timeline Usually Looks Like

GETTING PREAPPROVED1 to 3 days
FINDING THE HOMEvaries
CONTRACT TO APPRAISAL1 to 2 weeks
UNDERWRITING1 to 2 weeks
CLEAR TO CLOSE TO KEYS3 to 7 days

From accepted offer to keys is commonly around 30 days when the file is complete. The part with no fixed timeline is finding the house, which is why getting preapproved first matters so much.

14Common Questions Answered

Do I have to be a first time buyer?

No. There is no first time buyer requirement. You do have to live in the home as your primary residence.

Can I use an FHA loan on a duplex or a fourplex?

Yes, on one to four units, as long as you live in one of them. On three and four unit properties the rent has to cover the payment. On a duplex it does not. This is one of the best uses of the program.

Can my parents help with the down payment?

Yes. The entire down payment can be a gift from a family member. We document it with a gift letter and a paper trail showing the money leaving their account and arriving in yours.

Can I get rid of the mortgage insurance later?

With less than 10% down, not on that loan. You get rid of it by refinancing into a conventional loan once you have 20% equity. That is a normal part of the plan, and we map it out before you buy.

What if I have collections on my credit?

Often nothing has to happen. FHA does not require every collection to be paid. Medical collections are generally excluded outright. Talk to me before you pay anything off, because sometimes paying an old account restarts a clock and makes things worse.

Can I buy a condo with an FHA loan?

Yes, if the project is FHA approved, and single unit approvals are also possible in projects that are not. I check a building's status before you fall in love with a unit.

How long does it take to close?

Often around 30 days when your file is complete and you respond quickly. FHA does not add time on its own.

Can I have two FHA loans at once?

Generally one at a time, but there are documented exceptions, including relocating for work beyond a reasonable commute, outgrowing your home as your family grows, and leaving a property you co-own. It is worth asking rather than assuming.

My score is 540. Am I wasting your time?

No. FHA goes to 500 with 10% down, and most lenders will not do it. I will. Even if today is not the day, you will leave the call knowing exactly what to fix and when to come back.
